Regional house price laggers and leaders revealed

New findings suggest that the history of Britain's housing market is repeating itself, as traditional regional leaders once again outpace the usual 'laggers', in terms of both house price growth and transactions.
Lucian Cook, director of research at Savills, has analysed 15 years' worth of Land Registry data to identify the locations which lead and those that lag over the course of a full growth cycle.
He commented: "There is now a certain inevitability built into the market. The schism between the best and the rest is expected to continue to grow as the recovery progresses.
"Ironically, it is the least affordable but most affluent areas that are leading, and will continue to lead the market both in terms of price growth and activity levels."
As such, the list of top performers from 1995 to 2010 is completely dominated by London boroughs, while much slower growth was noted in less affluent northern locations with an industrial past.

During the 15-year period, parts of north-east England, such as Durham and Sunderland, have seen the slowest price growth, though house values in both cities still increased by 88 and 89 per cent respectively.
In contrast, prices in affluent London boroughs Islington, Camden and Kensington were among the top performers with typical values having at least tripled since 1995.
