What could be more appealing to the average golf fanatic than the thought of stepping out the front door directly onto an exclusive 18-hole course? For some, the dream could soon become a reality. Anthony Hill reports.
Hospitality and real estate group Kohler has this month announced official development plans for Hamilton Grand, one of golf's most photographed and iconic buildings.
Located directly opposite the Royal & Ancient Golf Club of St Andrews, Scotland, the impressive structure overlooks the 18th green of the Old Course, the West Sands Beach and the Bay of St Andrews.
Comprising more than 20 luxury apartments, Hamilton Grand will become the fourth historic property to be restored and renovated by the US firm Kohler. The company purchased the building in late 2009, before consulting local residents over its plans to restore the Grand Hotel site to its former glory.
Debbie Taylor, president of the group, said: "Our goal is to restore Hamilton Grand and create a dwelling that will make the people of St. Andrews proud. We have been honoured to work with community members throughout this process. With their support, we are pleased to unveil our plans to the rest of the world."
Once complete, Hamilton Grand will boast a total of 26 private residences including two, three and four-bedroom apartments, as well as a stunning penthouse flat with panoramic views and its own private balcony.
Furthermore, the building's residents will experience award-winning hospitality complete with butler service, valet parking and a golf concierge. The development also features a grill restaurant and bar. On top of all this, the residences come with exclusive membership to the Duke's Course, Kohler Waters Spa and all the amenities of the nearby Old Course Hotel.

With unrivalled views across the picturesque contours of the Old Course, West Sands Beach and the Bay of St Andrews, the apartments are available either empty or fully furnished, with handcrafted items from Kohler's distinguished interior design brand Baker.
"Hamilton Grand will be a unique real estate opportunity for those who want to own a home in the birthplace of golf and a premier destination that is rich in history – the holy grail of golf," Taylor added.
"We are looking forward to restoring the building using our restoration expertise and returning a piece of Scottish history to its landmark status."
Kohler's renovations portfolio also includes the American Club, Wisconsin, which opened in 1918 as a dormitory for immigrant factory workers. The building was restored and reopened as a golf resort hotel in 1981 and today represents the Midwest's only AAA five-diamond resort hotel.
Apartments within Hamilton Grand start at £1.35 million, and reservations are now being taken. Detailed floor plans can be downloaded from the development's official website.
