Things have never been better for property investors who have been in the game for a long time, it has been claimed.
With interest rates at an all-time low, cash flow for these landlords is looking particularly positive on properties bought a while back, according to Mark Garner, managing director at LettingZone.
However, he noted that the situation is not so good for new landlords: "Those people who bought property in the last three years, [...] if they didn't really have the cash flow there to maintain it then obviously they have got problems now."
IVA.com reported recently that there was a 53 per cent rise in the number of buy-to-let investors struggling to pay their creditors in March 2010, with typical debts ranging from £163,000 to £201,000.
In all reported cases, people dealing with the property debt were middle class professionals owing significant mortgage arrears.
