NLA says landlords concerned about tenant rental arrears

The National Landlords Association (NLA) has today published figures showing 74 per cent of calls to their advice line were from landlords concerned about tenant rental arrears.
Over the past year, the advice line has taken an average of 2,500 calls per month.
The research showed how landlords are increasingly seeking advice on the best way to deal with tenants who have fallen behind with their rent, including the legal eviction process.
The message from the NLA advice line is, if a tenant is in financial difficulty they should talk to their landlord as soon as possible.
Richard Price, director of operations, NLA, said: "No landlord wants to serve notice on a tenant, but the reality is landlords are forced to do this when rental arrears become serious.
"The NLA advice line is an important source of information and ensures landlords know how to go about eviction procedures properly."
The NLA research found the top five enquiries from landlords were:
1. What procedure do I follow, when my tenant has stopped paying rent?
2. What is an Energy Performance Certificate?
3. I instructed a letting agent on a 'finder's fee' only, my tenant has been there for six months, my agent now wants a fee just do the renewal paperwork.
4. How are disputes within tenancy deposit protection handled?
5. Do I need a licence for my HMO (House in Multiple Occupation)?
