Languedoc-Roussillon French property hotspot

The south of France is one of the most popular places for Britons looking for second homes, offering a hot sunny climate, Mediterranean coastline and strong holiday rental potential.
Research from RightmoveOverseas finds one of the locations getting strong interest in the south of France is Languedoc-Roussillon, a traditional region accessible from airports in Perpignan and Montpellier.
The average price of a property in the region listed is around £175,539, RightmoveOverseas reports, but starting prices are much lower. One-bed apartments are available from around £64,000, two-bed farmhouses start from around £67,900 and four-bed cottages can be found for around £102,000.
"Whether on a buying trip or holiday to the South of France, expect rental prices to reflect the popularity and status of the destination," advised Justin Figgins, head of RightmoveOverseas.
Looking at the French property market in general, Mr Figgins believes the future looks good for overseas investors with the recent election of president Sarkozy.
"This change will also be beneficial for British investors looking to buy into France. Sarkozy's plans will not take effect until later in 2008, giving investors time to purchase French properties before the boom and watch the price of their properties quickly appreciate," Mr Figgins explained.
Ross Elder, of holidaylettings.co.uk, added: "House prices are increasing in France, but as long as the investor purchases and furnishes a property to meet the demographic of the visitors to that location, there should be potential for attracting holidaymakers and achieving a return on investment."
