Brighton's star continues to rise
Prices in the seaside town of Brighton have increased by 16 per cent during the last 12 months, as the city's reputation as a London commuter hotspot gathers pace.
That is according to information released by estate agent Hamptons International.
The organisation saw 16 per cent of its business in the city come from London-based buyers over the last year, with a peak of 72 per cent in May, suggesting a developing reputation for the Sussex city.
Strong education facilities, a multitude of popular bars, shops and restaurants and good road and rail links to the capital all make Brighton & Hove attractive to out of town buyers.
"Brighton is not your typical seaside town," George Dobson, sales manager, Brighton, Hamptons International.
"It remains active during the winter as it has a large student population and a growing influx of commuters from London, who have it as their permanent base - ensuring it is always vibrant."
Predictions suggest the city's population will grow by eight per cent in the next decade, compared to an average of five per cent for the region.
Flat prices are expected to increase by 53 per cent in the city, again compared to a smaller regional average, of 39 per cent, according to analysts Technical Forecasts.
Data from the Land Registry show prices in Brighton & Hove have increased 265 per cent in the ten years to 2006 – 13 per cent per annum.
This is 3.2 per cent above the national annual average increase over the same period.
The average property in the city presently stands at £228,465, some £45,551 more than the national average of £182,914.
"Brighton is a trendy town and with young buyers from London keen to make the right move," continued Mr Dobson.
"It has its own ‘hotspots’ and sought-after areas. In particular, these tend to fall into two categories; those on the seafront with a sea view and ‘The Lanes’, due to all the exclusive boutiques and shops.
"Buyers from London tend to choose one or the other but those looking for a second home invariably opt for a sea view.
"Brighton is also a very popular destination for those Londoners looking for a weekend retreat."
